In keeping with the Owners' vote at the April 12, 2017 Annual Homeowner's
Meeting & Elections, annual Homeowner's Association (HOA)
fee beginning January 1, 2018 is $150.00. Annual HOA fees
become due on March 1st of each year and are considered
late if not received in the Management office by March
31st of each year. The initial late fee is $25.00 plus
an additional $5.00 per month late fee for each month HOA fee and/or
late fee(s) remain unpaid. All payments should be made payable
to Country Cottage Estates and sent to 4430 S. I-10 Service, Rd.,
W., Suite 200, Metairie, La. 70001.
The annual HOA fee may be paid via check, Free
ACH Auto Draft Service, your bank's "Bill Pay" service
or Credit/Debit
Charge Program (Visa, MasterCard & Discover) offered by
the Association. Please note that a $5.00 per charge fee will
be added for each transaction utilizing the Credit/Debit
Charge Program; the charge offsets charges to the Association
from the Merchant/Bank provider for use of their service for this
option. If you would like to use the Free

Association dues are used to pay for various basic services such
as:
- Electric for lights at entrance
- Water for landscaping at entrance
- Internet access at entrance
- Maintenance of security cameras at entrance
- Maintenance of sprinkler system at entrance
- Maintenance of landscaping at entrance
- Lawn service of medians at entrance
- Insurance - Officers/Directors
- Yearly Secretary of State filing fee
- Bank fee for account(s)
- Postage for require mailings
- Printing of Association related items
- Annual State & Federal Tax Preparation
- Legal fees incurred by Association - General and for legal collections
of delinquent dues/accounts
- Server space on the Internet for the CCE Website (maintained by
Management Company as part of their agreement)
- Funding for various civic/neighborhood functions throughout the
year
- Review of submittals to ensure compliance with standards/submittal
to ARC Members for approval
- Monthly Management company fee
One of a Management Company's primary goals and objectives is to
oversee/provide guidance aimed at maintaining and hopefully enhancing
property values for all Owners of the HOA through the effective implementation
of daily efforts. In addition, the Management Company is charged with
the tasks of:
- Handling/overseeing daily HOA related business including but not
limited to the items listed above
- Collections of HOA dues and ensuring safe keeping of those funds
- Production of accounting reports to Board of Directors including
reconciliation of Bank accent(s)
- Interacting with individual Owners as needed
- Maintaining of individual Owner related files including roster and
contact information
- Organize and conduct HOA related meetings
- Ensure timely payment of HOA related bills
- Complete required mailings to Owners
- Mass e-mailing Owners of HOA related matters as needed
- Overseeing general compliance with CCE Rules & Regulations
- Routine "drive-arounds" of neighborhood to ensure compliance
- Court House filings
- Completion of HOA questionnaires from Title Companies and /or Lenders
- Provide guidance/assistance to Owners regarding issues when they
arise
- Production of accounting reports to Board of Directors including
reconciliation of Bank account(s)
- Completion of HOA questionnaires from Title Companies and /or Lenders
- Maintaining of HOA website including up to date governing documents
for Owner access as needed
